Minutes for the 2011 annual meeting/January 2012 Meeting.
Moisture around front window. We voted to spend up to $425.00 to have composite wood frame installed and sealed.
We should not take additional items to the condo and leave them unless we vote on the addition of the item. If all of us took additional items and left them because of personal preferance we would soon not be able to move in the condo. (three two quart pitchers and two one gallon pitchers is an example)
We have had a problem with lost and found. I will ask Sheila to place lost and found items in the middle bedroom closet. I will also ask her if other condo groups have a system to prevent lost and found from growing too large. The only suggestion I can offer is that each time Pat and I come to the condo we will check the items in the closet and if an item appears to have value I will email to find the owner. We can then remove all other items and put them with our items to give to Goodwill at home.
Tubs and showers. We voted to spend up to $5,000.00 for master bedroom tub and shower with ceramic tile. The cracked tub in that bathroom is the main problem. I will check with other owners in Phoenix ll and the head of engineering to see if mold in grout is a problem in other condos with ceramic tile and if it is we might reconsider. We will hold off on hall bath until we vote next year. This will hold our assesment to a minimum.
Our HVAC maintenance agreement is up for renewal. It will be about $275.00 for two years. The contract was for $303.00 but I pulled the over 55 card and got it lowered to $275.00. I will place a copy of the outline of the agreement in the book so if something goes wrong on your watch you will know what it covers. It does not cover filter replacement. Please check to see date on filter when you are at the condo and if over 30 days old call maintenance to replace.
We voted to check prices for new 27 inch TV’s with built in DVR’s for twin and guest bedrooms. These should also have plugs for games. I will check on these and we will vote by email.
I will ask Shelia to place any of our towels that are discolored in the master bedroom so we are the ones to see them and not our guest. It was suggested that we get a placard to place on the counters in the bathrooms that state—–“If you use Acne medicine or chemicals on your body and face that will cause discoloration of colored linen please use old linens that are stored in the Guest bedroom closet”. PLEASE TAKE PRIDE IN OUR PROPERTY—–IF YOU DAMAGE SOMETHING OR DISCOLOR SOMETHING PLEASE ACCEPT THE RESPONSIBILITY TO REPLACE IT.
We need to have Brett Robinson resurface the deck. I will check with them to see if we can tile it and if so I will check on a price for a later vote.
Deck chairs are chipping. We will check with Pensacola Pool to see what the warranty is. I believe Mr. Shelton was going to check on that.
A few other items that have come up since the meeting:
Rug in the Kitchen is missing? Maybe Sheila took it to wash it or do any of you know where it went? (found)
When you are at the condo and you see that the supply of toilet paper, paper towels, soap etc. are low please buy some to replace what is low.
Log Book. It seems that we have stopped signing the log book and I was guilty on our last visit because we left early and I forgot to sign. WE NEED TO SIGN IN ON EVERY VISIT AND WE NEED TO ASK ANYBODY WHO WE ALLOW TO USE OUR WEEK TO SIGN IN SO IF THERE IS DAMAGE SHELIA WILL KNOW WHO WAS LAST THERE AND WHO IS RESPONSIBLE SO SHE CAN LET ME KNOW—-IF YOU ARRIVE AND SOMETHING IS BROKE CONTACT ME BY EMAIL SO IT CAN BE DOCUMENTED—-YOU SHOULD ALSO NOTE IN THE BOOK ANYTHING THAT YOU REPAIR OR HAVE REPAIRED DURING YOUR STAY.
Folks I am proud of our group of owners and we do a great job of being a good neighbor but we just need to take a few corrective steps to be better nighbors.
